How we work

Every commission goes through the same six stages, in the same order. You always know what is being done, what is delivered at the end of each one and what comes next.

  1. F-01

    First visit

    We look at the site or the building, listen to what you need and put the scope, the timescale and the fees in writing.

  2. F-02

    Concept design

    The first plans, sections and volumes. The idea on paper, so that decisions are made while changing your mind still costs nothing.

  3. F-03

    Planning design

    The document that goes to the town hall: areas, uses and compliance with planning regulations.

  4. F-04

    Technical design

    Structure, services, construction details and quantities. This is what contractors price.

  5. F-05

    Construction management

    Regular site visits, certificates and checking that what is built is what was designed.

  6. F-06

    Completion

    Final certificate, occupancy licence and the full set of documents in your hands, ready for the deed and the utility contracts.

Not every job is a building site

Much of what an architect is asked for is one specific document: a report, a certificate, a drawing. Short commissions, with a fixed price and a fixed date.

Building inspections
Statutory inspection and evaluation reports, with the schedule of works the town hall requires.
Energy performance certificate
The rating you need to sell or let, and what it would take to move up a band.
Habitability certificate
First and second occupancy, including any measured survey it calls for.
Activity licences
Shops, offices and industrial units: activity design, fit-out and paperwork.
Reports and expert surveys
Damp, cracks and defects. A written diagnosis of what is happening, why, and what it costs to put right.
Measured surveys
The building exactly as it stands today, the essential basis of any renovation.
New build and title deeds
Certificates and drawings for the notary.
Feasibility studies
What can be built on a plot, or got out of a building, before you buy it.
